We market and facilitate house and land packages, new home builds, knockdown and rebuild opportunities, land development projects, and SMSF property investments. We are not a building company and we do not carry out building or construction work ourselves. All construction is performed by independent, VBA-registered builders with whom we engage on behalf of our clients.

By accessing or using our Website, submitting an enquiry, or engaging our services, you agree to be bound by these Terms. If you do not agree to these Terms, please do not use our Website.

1. About Premium Homes Group

Premium Homes Group is a property marketing and sales business. Our role is to market, promote, and facilitate house and land packages and related property and building opportunities, and to connect prospective buyers with independent builders, land estate developers, and other industry partners.

We are not a registered building practitioner and we do not perform building, construction, or demolition work. Any building or construction work associated with a house and land package, new build, or knockdown rebuild marketed through our Website is carried out by an independent third-party builder who is registered with the Victorian Building Authority (VBA). That builder — not Premium Homes Group — is responsible for the building work, the building contract, and all associated statutory warranties and obligations.

Nothing on this Website constitutes a legally binding offer to build or sell any property. All house and land packages, pricing, specifications, and availability displayed on this Website are provided for general marketing and information purposes only, are subject to change without notice, and are not to be relied upon as a formal quote or contractual offer.

2. Our Role and Relationship with Builders

It is important that you understand the nature of our services:

Premium Homes Group acts as a marketing and sales intermediary. We promote house and land packages and building opportunities and facilitate introductions between buyers, builders, and land developers.
The building contract for any home is entered into directly between you and the independent VBA-registered builder, not with Premium Homes Group.
The contract for the sale of land is entered into directly between you and the relevant land vendor or estate developer, not with Premium Homes Group.
All statutory building warranties, defect liability, domestic building insurance, and construction obligations are the responsibility of the VBA-registered builder who carries out the work, in accordance with Victorian law.

We take reasonable care in selecting the builders and partners we work with, but we do not warrant or guarantee the workmanship, quality, timeliness, financial standing, or conduct of any independent builder, land developer, or other third party. Any concerns regarding building work should be raised directly with the relevant builder.

3. Package Information, Pricing and Availability

House and land packages, floor plans, facades, inclusions, images, and pricing displayed on this Website are marketing material provided for general information purposes only and are subject to change without notice. Specifically:

Prices displayed (e.g., “From $555,000”) are indicative only and may be subject to site costs, land registration timing, council requirements, builder pricing, and market conditions
Package status (Available, Under Offer, Reserved, Coming Soon, Sold) is updated regularly but is not guaranteed to reflect real-time availability at the exact moment you view the page
Images, renders, and facades displayed may be illustrative and may not represent the exact home, inclusions, or finishes offered by the builder
Land size, house size, inclusions, and specifications are approximate and subject to the final contract documentation issued by the builder and land vendor

No contract for the sale of land or construction of a home is formed through this Website. Binding agreements will only exist once formal contract documentation has been signed directly between you and the relevant builder and/or land vendor, in accordance with applicable Victorian law, including the Domestic Building Contracts Act 1995 (Vic) and the Sale of Land Act 1962 (Vic), where applicable.

4. Enquiries and Communications

When you submit an enquiry through our Contact form, Package Enquiry form, Homepage Lead Capture form, or our website chatbot, you consent to being contacted by Premium Homes Group via phone, email, or SMS regarding your enquiry. You also consent to us passing your enquiry and contact details to relevant independent builders, land developers, or partners where necessary to progress your enquiry.

Submission of an enquiry does not create any obligation on our part to provide a package, introduction, or service, nor does it create any obligation on your part to proceed with any purchase, building contract, or engagement.

Our website chatbot provides general information about the packages and services we market, based on pre-set responses. It is not a substitute for professional advice, and any information provided by the chatbot should be verified with our team, and with the relevant builder or land vendor, before you rely on it.
